Wanting to find the right inspector? Here are a few things to look for.
Are they qualified to be a building inspector?
Are they experts in the type of inspection you are looking for?
Are they offering a thorough inspections?
Do they offer follow up support?
Are they insured?
Do they allow you onsite during the inspection?
Do they give you a valid report?
How much do they charge?
The inspector will be your best friend in knowing what is right and wrong with a building and can truly confirm if this is the property that is right to invest in. They will be able to tell you how much more you can spend on a property just be fixing certain things or even have the seller pay for it so you don’t have to.
If you're not wanting to bring an inspector here are a few questions to ask when shown a building...
What is parking like for customers/employees?
What is the condition of the HVA system?
Does the building already have a maintenance crew contracted out?
Is there access to a freight elevator?
Is the building handicap accessible?
Is the building wired to support the company’s technological needs?
What is the roof’s condition?
Any issues with electrical? Up to code?
When was the last time the building was surveyed?
It is always better to be safe than sorry. So ask all questions.
