Location
The location of the property is such a big aspect, especially if the building is for a business purpose. The infrastructure and the surrounding neighborhood can either help or hurt the property value.
A few questions to ask yourself about the location of the property:
Are there similar businesses located nearby?
Will you have access to any parking?
What are the market trends in the area?
What is the zoning laws where the building is located?
Is the building on a high traffic street?
Is there signage and how visible is it from other streets?
Some of these factors could save you and your business from having to deal with potential issues in the near future.
Is the building classified for your business.
There are many types and uses for commercial buildings. Figuring out if the building is capable of supporting your business is another factor to think about.
To go a little more in-depth, an office building can be classified as Class A, Class B or Class C. Class A buildings are the lowest risk level, where Class C is the highest.
When you get into industrial and retail they have classifications of their own. So depending on your business classification is something to take into consideration.
Building Condition
There are a lot of questions to ask about the building as a whole.
What was the previous use of the building?
When was the last time HVAC and electrical have been serviced?
Can the building support the technological needs for my business?
What is the condition of the roof?
When was the last time the building structure been inspected?
The list can go on and on. But if there are a few things needing to be fixed than you are needing to know now to determine if it is a make or break in purchasing/leasing.
